    Still trying to figure out what cooling system will go in my home. The original central unit caused damage to my ceiling by bringing it down. Replaced roofing and don't plan on doing that type because of potential leaks in ceiling. Then had a company give me quotes on central heating even though it sounds like the only option for me and the cost was outrageous at $14000. Have very small attic and doing mini split system will only create more holes to walls. Not sure what to get at this point.

    I have never seen this and have used saws for 30+ years. I hate messes and the dust in my eyes and face but deal with it. Grew up on a construction site. This changes today. Thank YOU!

    great job. Totally agree with lights. I installed only 2 lights under the benches and it is more than enough. No need for ceiling lights as they only irritate and cost more.

      It works well for my wife and I. I often use it solo though. If you plan on having more than two people I would recommend you make the sauna wider than mine.

    I have a question, I have followed ur lead on how to build the sauna and I believe I have done a decent job following ur lead! In that note what did you treat the cedar wood with or have you treated the wood at all? Thnx again.

      I did not treat the wood. I kept it natural and the cedar is holding up really well. It’s not like exterior cladding where it would be exposed to the elements. In this case I wouldn’t want to breathe in any off gassing from a sealer either.

    As a Finn, I must tell you that you made a mistake building those wooden walls all the way down to the floor. Those will get rotten. Correct way is to install tiles for the first 20 cm from the floor and then continue with the wood paneling for the rest of the way.

      I see where you are coming from. I personally don’t like the look of a tile baseboard in a sauna. The is a sauna in my personal home. I’m in control of the water being poured over the stones or into the vaporizer. Other than that the bottom of those lower boards will never see any moisture.

    Looks great, thank you. What circuit breaker voltage do you recommend, 20, 30 AMP? You didn't really cover the electrical works given that you're a licensed electrician I would like to hear your recommendations. TIA

      That was intentional to not make any recommendations when it comes to electrical. Please read the spec sheet from your heater manufacturer. It will provide required specs.

    Thanks for the video! I've no idea how much of a difference it may make but I read earlier today that instead of overlapping the channels it is also a good idea to keep a 1/16th inch gap between them to ensure greater isolation.

      Glad it helped! I always follow the manaufactuers spec sheet and it recommends overlapping for the brand of res channel I used.

    A few questions…. Do you only need 1 return for the whole system? Does that system run off an air to water heat pump or air to air? How is the power usage? I am looking to go this route. Looking to get a gas hydronic system for the heat but figured if I went heat pump for the cooling system, I would have the option to feed that into my heated floor system. Like if gas got too expensive or hard to deliver. I like my options!!

    very informative - would a person still use the landscape fabric if there is already vinyl tile on the basement floor that the sub floor is going over ? (the tile is directly attached to the concrete floor , 1958 basement )

      I would recommend you test those tiles and glue for asbestos. If they contain asbestos you will want to properly dispose of them (abatement process). If they don’t contain asbestos and you want to leave them. Do a test install with a couple 4’x8’ sheets screwed down and see if you hear any noise walking on the floor.

    You didn't explain this very well. When you make payments on your mortgage, it doesn't "roll over" into your LOC. Your LOC is what's left in the worth of your house. If your house is worth $500,000 (regardless what you paid for it), and you have a mortgage of $200,000, then you have $300,000 available in your HELOC (Home Equity Line Of Credit). As your mortgage goes down from paying it, your LOC max goes up. IE if I have a mortgage payment of $2000 and $1500 of that is principle, now my mortgage is $198,500 and the money available in my HELOC is $301,500.

    did you use pressure treaded lumber for the base plate of your walls? Im planning out my own sauna project, but I wasnt sure if mixing a confined space, heat, and the chemicals in pressure treated lumber is a good idea.

      I would not recommend using PT wood indoors. It’s not allowed to be used indoors in my region Toronto, ON. An alternative is that is safe to use indoors is blue wood. Using standard wood for the framing is fine though. I used cedar 2”x4” material for the bench framing. I treated the base of the sauna like a shower. Installed a completely waterproofed mud pan.

      @@simpsonpropertiesltd Thanks for the response and perspective. Code in the US (where I am at) requires that PT be used when the lumber is in contact with concrete (even indoors). I was considering using a Kerdi shower tray, but admittedly i have to research this more to make sure that it can handle the heat and not off-gas. Again, thank you for your perspective and comments, it's nice to hear perspectives from someone that's been through this type of project!

      @@danieleshbach6711 no problem I'm happy to help. I think you will be fine using a Kerdi pan. Anything below the heater remains at relatively normal temperatures. Plus you will most likely be installing a tile surface on top of the pan.

    Question for you - wouldn’t the expenses on the income property already be tax deductible? Would that mean that, come tax season, you’re claiming the same expense twice?

      You are correct the interest paid on the mortgage of an income property is tax deductible. You can have a readvanceable mortgage on the income property and use those funds to invest. That would be an additional tax deductible loan.

    Hi, Thanks for the info. Great explanation. I'm in the process of implementing the strategy and you said that you're using Simplii to transfer from your LOC. I don't know if Wealthsimple offed a checking accounts when you made this video but now they do and I'm wondering if you’re still using Simplii or you changed to the checking account in Wealthsimple and if you haven't switch, why not?       I use Interactive Brokers for stocks. It’s a much better platform compared to Wealthsimple.

    For people concerned about the tile being slippery, apply a coating of stone grip or other non-slip coating to the tile. We use it on all our stone/tile floors and smooth finish concrete decks.

      Reach out to local spray foam contractors in your area. They will provide you with a price per sq foot. Sharing costs from a 5+ year old video won’t provide any benefit to you. Plus, prices vary based on your location.

      Most of my wires were stapled along the side of the ceiling joists or passed through the center of the joists. I put insulation above and below the wires since I used two layers of insulation.

    "You do not have to have a floor drain ...." Yes, you do. Saunas need to be scrubbed down regularly, to avoid bacteria build up. If they're not kept clean, you can risk a health problem as people sweat profusely in saunas. There's also something like a flash point in a sauna when the atmosphere undergoes a sudden change ... it's something you'lll experience when the temperature is significantly higher than the temperature you suggested---get the room as hot as you usually do, but then pour two or three scoops of water on the rocks to get the room hotter still, when the steam has evaporated, follow with two or three more scoops and you'll eperience it. If you don't the room is not hot enough. It's very relaxing and cleansing. If you haven't experienced this peculiarity about saunas, then you haven't been in a sauna.

      I agree with you especially in commercial sauna. Sometimes people are adding small pre built saunas to an existing rooms or in a condo and can’t add the drain. It not ideal and will require more upkeep.

    Great video. Did you need to do anything special for your Scotia STEP? I have my mortgage and a large HELOC that I split into 2. How does it truly re-advance? Is it automatic or does the bank need to set something up for that once principal is paid down it opens up on the HELOC side. Thanks!

      Thanks! Usually, you have to ask your mortgage broker or Scotia rep to set up “Automatic Limit Increase enabled”. If yours is not set up you can call Scotia and have it done easily. Once that’s done it’s simple. Any principle payments re-advance automatically to your LOC.

    Great editing and summary of your zoned high-velocity system. It's a massive upgrade compared to a traditional single-zone furnace heating source. Also, your air handler can provide heat using hot water or heat pump, meaning it can modulate the heating output based on the required load, unlike a furnace.

    So did you put anything between the OSB and the laminate?

      It all depends on the finished flooring you select and the manufactures specs. I installed a foam underlayment between the laminate flooring and the OSB.

    You mentioned a "Smith" account, but can you not go straight from HELOC into a brokerage account?

      You can but I prefer to use the SM account so that the paper trail is clean if I’m ever audited by the CRA.
